Loan from 2025 – A New Opportunity for Owning Your Own Home
Starting in early 2025, the Polish government plans to launch the 0% Loan program, which will replace the current “Safe 2% Loan” and the family housing loan. This new program, announced by the Ministry of Development and Technology (MRiT), aims to make home ownership more accessible by offering subsidies to reduce mortgage costs, thus lowering the overall cost of obtaining a home loan. In this article, we will outline the main features of the program and who will be eligible to participate.
What is the 0% Loan?
The 0% Loan program is a new form of financial support that the government plans to introduce, providing subsidies to help pay off mortgage loans. The goal is to make it easier for people to buy their first home or build a single-family house. Over the next five years, the government has allocated 10-11 billion PLN to fund these subsidies, potentially supporting around 175,000 loans.
While the program will prioritize families, it will also offer support to singles and people in informal relationships. The biggest benefits will be available to large families, who will be able to access preferential terms, such as higher subsidies for mortgage repayments.
Who Can Benefit from the 0% Loan?
According to preliminary guidelines, the following groups will be eligible to apply for the 0% Loan:
- Singles under 35 years old,
- Individuals with at least one child (no age limit),
- People who do not own, and have not previously owned, a home or apartment, with the exception of those holding no more than a 50% share in an inherited or gifted property,
- Families with no more than one home, as long as their household includes at least three children.
What Can the 0% Loan Be Used For?
The program offers a wide range of financing options, including:
- Purchasing your first home (both from the primary and secondary markets),
- Building a single-family house, including covering the costs of finishing the construction,
- Housing cooperative investments,
- Housing contributions in housing cooperatives,
- Participation in SIM (Social Housing Initiatives) or TBS (Social Housing Associations).
It is important to note that the 0% Loan will not be available solely for property renovations or finishing works, nor for purchasing land alone.
Special Terms for Large Families
The program will offer additional benefits to large families. Depending on the number of children in the household, the level of subsidies will decrease, with families having three or more children eligible for a 0% interest rate. This means that larger families will have more access to government support, making homeownership more achievable.
How Much Will the Subsidies Cover?
The subsidies for mortgage repayments under the 0% Loan program will vary based on household size:
- 1.5% – for households without children,
- 1% – for households with one child,
- 0.5% – for households with two children,
- 0% – for households with three or more children.
Income and Property Size Limits
The program will also include income limits based on the first tax bracket, with a gross annual income limit of 120,000 PLN. There will also be size limits for the properties, with the maximum size for a single-person household set at 50 m². Each additional household member increases the limit by 25 m².
Conclusion
The 0% Loan represents a new opportunity for achieving homeownership at significantly reduced costs. This program, set to launch in early 2025, aims to support both young people and large families by offering preferential financing terms. If you’re planning to buy a home, it’s worth keeping an eye on this program to take advantage of the upcoming opportunities.
